We offer a free rental valuation and there are no hidden admin fees in our lettings service, our letting fee covers all the administration involved in getting tenants into your property.
- Marketing your property – we use professional photos and advertise your property on our website and the property portals and conduct all the viewings.
- Referencing – using an independent tenant assessment agency we check CCJs, credit score, previous landlord history, bank details, immigration status and employment references.
- The tenancy agreement – we use an Assured Shorthold Tenancy Agreement, no extra charge.
- Collecting deposit – a six week deposit is collected prior to the tenant moving into the property and registered with the ‘DPS’. No extra charge.
- Collecting the rent – we collect this on your behalf and forward the net rent to you each month accompanied by a detailed statement of account.
- We highly recommend that landlords also take our management service, that way you will have the piece of mind that the property and the tenants will be well looked after.
Lettings Service Fees
We have a great current offer of 7.2% (6% plus VAT) for our letting service. No extra fees/charges, this covers all the administration for finding you a tenant and processing their application.
Our letting fee at renewal reduces to 4.8% (4% plus VAT). For each renewal or extension to a tenancy, we negotiate with the tenants on your behalf to extend or sign a new contract. This includes a rent review, new tenancy agrement and continuing rent collection and lettings administration.
